Kitchen Ventilation & Make-Up Air in Santa Monica, CA
Main Street and Promenade restaurants often have tight kitchens and limited roof space for exhaust fans and make-up air units. When make-up air is short, the dining room draws unconditioned air through doors and the cooking line suffers. Salt air also attacks fan housings and motors. Davinci Mechanical evaluates fan performance, make-up air operation, and overall balance as one system. Grease cleaning for hoods and ducts is handled by other specialists, not by this ventilation work. Roof space downtown is limited, so fan placement often drives the solution.

How kitchen ventilation & make-up air work plays out in Santa Monica
Walk down Main Street or through the Promenade on a Friday night and the kitchen ventilation problems are visible from the sidewalk: a front door that stands open on its own because the dining room is under negative pressure, a host stand that feels like a wind tunnel, and a cook line where the hood is not capturing because the make-up air was never installed or was disconnected years ago. Santa Monica restaurants occupy small, old buildings with roofs that are already full of neighboring equipment, and the exhaust fan and make-up air unit end up wherever they fit rather than where they belong.
Salt air adds a mechanical layer. Upblast exhaust fans on beach-side roofs corrode at the housing seams and bearings, belts slip from moisture, and make-up air unit dampers and burners sit in a humid, salty environment that shortens their life. A fan that has lost a third of its airflow from a worn belt and a corroded wheel will not capture the hood even if the design was right. We measure actual exhaust and supply airflow, inspect fan and make-up air condition, and check how the dining room HVAC interacts with the kitchen so the whole building balances.
Correcting a Santa Monica kitchen usually means a few targeted changes rather than a redesign: a fan rebuild or replacement with a coated housing, a make-up air unit that actually runs with the hood, interlock and damper repairs, and a rebalance of the dining room supply. Roof space constraints downtown sometimes drive the solution more than engineering preference does. Work is scheduled between services and coordinated with the landlord for roof access. Hood and duct grease cleaning is a different trade and is not part of this work. See kitchen ventilation and make-up air and the restaurants industry page.
Santa Monica's climate and what it does to this equipment
Santa Monica is directly on the Pacific, so salt air is the defining condition. Marine layer keeps summers mild and mornings gray, but the constant moist, salty air corrodes condenser coils, fasteners, electrical enclosures, and exposed copper far faster than inland conditions. Heat waves are less severe than in the valleys, although occasional offshore wind events can briefly drive temperatures up. Because equipment runs fewer extreme hours but suffers from corrosion, coil protection, frequent inspection, and careful hardware choices matter more than raw capacity.

What a kitchen ventilation & make-up air visit includes, and the problems we most often find
- Walk the kitchen during or near service to see what the building actually does
- Measure exhaust and make-up airflow, temperatures, and building pressure
- Inspect fans, belts, motors, dampers, burners, and controls
- Repair or adjust, then re-measure to confirm the balance
- Document results and flag items for the hood-cleaning and fire-protection vendors to handle
- Make-up air that is undersized or off, pulling conditioned air from the dining room
- Exhaust fan belts and bearings worn, cutting airflow below what the hood needs
- Kitchens running negative, causing hard-to-open doors, drafts, and burner issues
- Make-up air units with failed burners or controls during cold or hot weather
Kitchen Ventilation & Make-Up Air in Santa Monica: questions we get
Our Main Street dining room is freezing in winter because of the kitchen exhaust. Is a new make-up air unit the only fix?
Often the dining room is being used as the make-up air path because the dedicated unit is missing, undersized, or not interlocked with the hood. Sometimes the fix is repairing or re-enabling a make-up air unit that already exists on the roof. Sometimes a tempered make-up air unit is needed. We measure exhaust versus supply first, because the answer depends on how far out of balance the building actually is, and that number decides whether a repair or a new unit makes sense.
The roof over our restaurant is shared with two other tenants and already crowded. Can new ventilation equipment even fit?
Usually, with planning. Exhaust fan terminations have clearance requirements from intakes, property lines, and neighboring openings, which get tight on shared Promenade-area roofs. We survey the roof, map existing equipment and intakes, and work out placements that meet clearances and the landlord's roof rules. Where a conventional layout will not fit, options include relocating a make-up air intake, using a different fan configuration, or routing the duct to a better spot. The survey comes before any proposal.
Do you clean hoods and ducts?
No. Hood and duct cleaning is a separate specialty. We handle the mechanical side: exhaust fans, make-up air, and HVAC balance.
Why is my dining room hot when the kitchen is running?
Often the make-up air is not matched to the exhaust, so the kitchen pulls conditioned air from the dining room. Measuring airflow and pressure shows where the balance is off.
Can you replace a make-up air unit?
Yes. We size to the hood's exhaust requirement, coordinate permits, and handle rigging and controls.
