We changed concepts in an Otay Ranch restaurant space and added a charbroiler. Does the ventilation need to change?

Very likely. A charbroiler produces far more heat and effluent than the equipment it probably replaced, and the hood, exhaust rate and make-up air were sized for the previous line. Even if the hood physically covers the new appliance, the exhaust may be short and the make-up air out of balance. We measure the existing system against the new load, confirm what the hood listing and current code require and adjust or replace the fan and make-up unit as needed. Our bayfront kitchen exhaust fan bearings fail every couple of years. Is that the salt?

Salt is usually a contributor. Rooftop exhaust fans near the bay see corrosion on shafts, bearings, housings and belts in addition to the normal grease load, and a fan that is not inspected regularly loses bearings early. Upflow fans with sealed bearings, corrosion-resistant construction and a scheduled inspection that includes the hinge kit and grease management extend the interval. Cleaning of the hood and duct remains a separate trade, but fan condition is squarely within our maintenance scope.

Do you clean hoods and ducts?

No. Hood and duct cleaning is a separate specialty. We handle the mechanical side: exhaust fans, make-up air, and HVAC balance.

Why is my dining room hot when the kitchen is running?

Often the make-up air is not matched to the exhaust, so the kitchen pulls conditioned air from the dining room. Measuring airflow and pressure shows where the balance is off.
